Goose Creek is in Berkeley County and was one of the earliest areas near settled by plantation owners like John Yeamans and Edward Middleton.  John Yeamans actually had a Georgian brick house built in England and then taken apart and transported to Goose Creek. Known as “The Old Goose Creek House”, it was finished in 1674 after his death. It is not standing today. Plantations along Goose Creek and The Cooper River such as The Oaks, Otranto , Crowfield, and The Elms created and showcased much wealth of these families in the early 18th Century.  Goose Creek became a city officially in 1961. Today many of the plantations have been subdivided and developed for single family homes.  Subdivisions like Crowfield, Otranto, Boulder Bluff, and Devon Forest, are of the more modern developments built from the 1980s to the 2000s.

 The long history of this region involved many destructive and compelling events that greatly altered the image of the architectural landscape, creating a cornucopia of building types and construction methods.  The age of some the houses will undoubtedly present opportunities for an inspector to discover outdated and unsafe building methods and materials.  Age isn't the only thing that can muddy the waters when considering the condition of a home, when someone lives in a home for many years the probability increases that they will make repairs or additions, possibly incorrectly or inadequately.  When making repairs themselves, a homeowner may use an unapproved material or inadequate building method, or they may hire a cheap contractor who cuts corners and doesn't pull permits.
