Use a Pre-Listing Inspection Report to Get Your Full Asking Price and Avoid Closing Delays

A Pre-Listing Inspection or Pre-Listing Inspection is much the same as our Standard Residential Home Inspection, just at a different time in the span of real estate ownership and transaction.  Typically, a buyer will have the home they are buying inspected before closing.  Sometimes more serious defects are found in the inspection and the seller gets put in a pinch of a position to make the repairs quickly and at the scrutiny of the buyer.  As a seller, when you get a Pre-Listing Inspection from us you are giving yourself more time to correct an issue, and a reduction in the stress of selling your home. 

We can label your home as “Move In Certified” by InterNACHI, which means you can confirm that there are no major systems or appliances in need of repair or replacement.  Upon request, you’ll be given a yard sign to accompany your “For Sale” sign that lets people know that your house has been pre-inspected and it is move-in ready.  That’s quite the selling point and a great show of good faith to buyers!

The timing of a pre-listing inspection is entirely up to you and how much time you would like to afford yourself to make repairs before you list the house for sale.
Can I attend my inspection?
Yes! Attending the inspection gives you the best perspective for reading the report and gives me a source of infomation if I have questions about the house. It is not mandatory however, and if you decide not to attend I will be happy to review the inspection report over the phone.
